The median price of single-family homes in Billerica, Massachusetts decreased in July 2011 while sales were flat compared to the previous July, according to data compiled using MLS Property Information Network, Inc, a local multiple listing service. 

The median price of single-family homes fell 11.2 percent in July 2011 compared to the previous year, a difference of $34,500.  Single-family home sales in Billerica, MA were  flat, rising 5.5 percent in July 2011, a difference of just one sale compared to July 2010.   

The median price of condos rose 87.9 percent in July 2011, a difference of $131,000 compared to July 2010. Condominium sales dropped 25 percent in July 2011, a difference of only one sale compared to the previous year.

There were not any multi-family homes sold in Billerica, MA in July 2010 or 2011.

Billerica, MA Home Sales, Prices Decline May 2011

Billerica, Massachusetts median home prices and sales declined in May 2011 compared to the previous year, according to data compiled using MLS Property Information Network, Inc, a local multiple listing service.

The median sale price of single-family homes slipped 3.8 percent in May 2011 compared to May 2010, a difference of $12,487.  Single-family home sales in Billerica, MA dropped 8.3 percent in May 2011, a difference of two sales compared to May 2010.  

In May 2011, the median price of condominiums declined 4.9 percent, or $13,500, compared to May 2010.  Condo sales plunged 83.3 percent in May 2011, a difference of 10 sales.

Home buyers apparently took advantage of Billerica, Massachusetts real estate bargains in December.

Sales of single-family homes in Billerica, MA increased in December 2010 while the median home price declined sharply, according to data analyzed by Buyers Brokers Only LLC, an exclusive buyer agent real estate firm.

The data were compiled using MLS Property Information Network, Inc., the local multiple listing service.

Single-family homes sales in Billerica, MA increased 60 percent in December 2010, a difference of 9 sales compared to December 2009. The median price of single-family homes dropped 16.5 percent in December 2010 compared to December of the previous year, a $56,500 difference.

The median price of condominiums increased 72.3 percent, or $82,450, compared to December 2009. Condo sales in Billerica, MA fell 42.9 percent in December 2010, a difference of 3 sales.

There was only one multi-family home sold in December of 2010, an increase from the zero multi-family homes sold in December 2009.

Billerica, MA Median Home Prices Flat, Sales Down

The median price for a single-family home in Billerica, Massachusetts declined just $50 from 2008 to 2009 on a modest drop in sales.

Over the past four years the median price of single-family homes in Billerica, MA has dropped each year. Compared to 2006 the median price in 2009 was 11.3 percent less.  The largest drop was seen in 2008 when the median price dropped by 9.1 percent.

The largest drop in sales was also seen in 2008 when sales in Billerica plunged 12.4 percent compared to 2007 sales. Sales dropped yet again in 2009, falling by six sales compared to 2008. In 2009 there were 25 fewer sales or 8.3 percent less sales than in 2006.

Billerica MA Home Prices, Sales Decline

During the first nine months of the year, January through September, median home prices of single-family homes in Billerica, Massachusetts have declined over the past four years, but have stabilized this year.

Median prices dropped only 1.6 percent in the nine-month period in 2009 compared to 2008. This was the smallest year-to-year difference in median home prices over the past four years.

In 2009 there were 205 homes sold, a 5.5 percent drop from the previous 217 homes sold in the same 2008 time frame. The largest drop was seen from 2007 to 2008 when there was a 17.8 percent drop in single-family home sales in Braintree, MA.

Compared to the 2008 nine-month period, single-family homes that sold in 2009 spent 18.5 percent, or 28 days less time on the market.  From 2006 through 2008 homes took increasingly longer to sell. Over the past four years, the 2009 numbers were the closest to the 2006 numbers with only a 7.9 percent difference.
