Braintree, MA Home Prices Decline May 2011

The median price and sales of single-family homes in Braintree, Massachusetts declined in May 2011, according to data compiled using MLS Property Information Network, Inc, a local multiple listing service.

The median price of single-family homes fell 11.9 percent in May 2011 compared to the previous year, a difference of $40,000.  Single-family home sales in Braintree, MA fell 23.1 percent in May 2011, a difference of six sales compared to May 2010.  

On the other hand, the median price of Braintree condominiums increased 14.3 percent, or $34,850 compared to May 2010.  Condo sales rose 20 percent in May 2011, a difference of only one sale.  

There were two multi-family home sales in May 2011, up from only one sale the previous year.

Braintree, MA Home Sales Spike May 2010

Braintree, Massachusetts saw an increase in median home prices as well as a rise in sales of single-family homes in May 2010 compared to May 2009; however, condominiums did not follow suite, with both the median price and sales dropping in May 2010.

In May 2010 the median price of a single-family home in Braintree, MA was $336,500, a modest increase of 1.2 percent, or $4,000, compared to May 2009. There also was a rise in sales, which increased by 73.3 percent, to a total of 26 homes sold.

On the contrary, both the median price and sales of condominiums in Braintree declined in May 2010. In May 2010, the median price of a condominium was $243,900, a decrease of 2.4 percent. Additionally, sales decreased 28.6 percent in May 2010, a difference of only two sales.

No multi-families were sold in May 2009, although one was sold in May 2010 for $290,000.
