Westford, MA Median Price, Sales Up In August

Median prices for single-family homes in Westford, Massachusetts in the month of August dropped significantly from August 2006 to August 2007 and again from August 2007 to August 2008; however, the median home price increased 11.1 percent ($440,000) in August 2009 compared to 2008.

The median home price in August 2006 was $557,000, then dropped 8.98 percent to $507,000 in August 2007, and again dropped in August 2008 by 21.89 percent to $396,000.

The number of single-family sales in Westford, MA has remained relatively stable over the last four years in the month of August, ranging from 29 sales in August 2006 to 23 sales in August 2007. Although the number of sales decreased by three sales between August 2006 and August 2007, and again decreased by three sales between August 2007 and August 2008, there was an increase of 8.7 percent between August 2008 and August 2009, from 23 to 25 sales.

Westwood, MA Home Sales Jump In August

The number of single-family homes sold in Westwood, Massachusetts in August 2009 (23) increased 91.6 percent compared to August 2008 (12).

Haverhill, MA July Home Sales Increase, Prices Decline

Billerica, MA Home Sales, Prices Decline Through Q2

The number of single-family homes sold from January 1st to June 30th in Billerica, Massachusetts varied quite a bit each year from 2006 to 2009. In 2006 147 single family homes were sold during this time period. In 2007 this number jumped to 178 homes sold before dropping sharply to 128 single family homes in 2008. In 2009, single-family home sales declined to 101, down 21 percent from 2008 and down 43 percent from 2007.

Tewksbury, MA Homes Sales Remain Fairly Consistent

Between January 1st and June 30th, Tewksbury, Massachusetts has averaged around 79 single-family homes sold. During this time period in 2006 78 houses sold. Billerica, MA Median Home Price Rises In April

The median single-family home in Billerica, Massachusetts rose 10.68 percent in April 2009 compared to the previous April. While the median price was relatively constant during April 2006 and 2007, the April 2008 median price was 5.10 percent lower than a year earlier.

Overall, the April 2009 median price of $367,500 for single-family homes in Billerica, MA is the highest it has been during the month of April over the past four years.

While the April median price has reached a new high over the past four years, the number of sales has reached a new low for the same period. The 15 single-family homes sold in Billerica in 2009 represent a 42.31 percent decrease from the 2006 number of 26. From 2006 to 2009, the number of sales has declined each year. However, 2009 saw an extreme change in the average amount of days each house spent on the market. Tewksbury, MA Sales Decline, Prices Up In April

The number of single-family homes sold in Tewksbury, Massachusetts saw a 50 percent decrease in April 2009 compared with April 2008. Sales in April 2009 were the same that they were in April 2006.

Newburyport, MA Sales, Prices Decline In April

Between April 2006 and April 2009, the median price for a single-family home in Newburyport, Massachusetts decreased by 23.97 percent. In 2006, the median price for a single-family home was $490,000. By April 2009, the median price had dropped to $372,500. Prices fluctuated in April 2007 and April 2008. From 2006 to 2007, the median price dropped 22.14 percent.

The following April witnessed an increase in median price of $27,500, or 6.72 percent; however, the trend over the past four Aprils in Newburyport, MA has been a gradual decline in median price.

Chelmsford, MA Sales, Prices Increase In April

In the month of April from 2006 to 2009, Chelmsford, Massachusetts has gradually experienced an increase in single-family home sales. Twenty homes were sold during the month of April in 2008 and 2009, which represents a 15 percent increase from 2007 and a 40 percent increase from 2006.

The median price for single-family homes in Chelmsford, MA increased to $324,750 in April 2009, representing a 9.94 percent increase from the previous April. While sales are higher in April 2009 than they were in April 2006 and 2007, the 2009 median price is still lower than the median prices for those months.

The mean sales price of homes in Chelmsford during the month of April has been significantly lower in the past two years. Comprehensive Haverhill, MA Real Estate Market Report

Haverhill, Massachusetts median home prices have declined dramatically since 2005; however home sales have begun to stabilize and inventories have declined signaling what might be the end of the worst housing market in decades, according to a new report that my office, Buyers Brokers Only, LLC, has published.

The comprehensive report covers the Haverhill, MA housing market from 2005 through June 2009.

The Haverhill condominium market has been hit hardest in the residential sector, with sales down more than 50 percent. On the other hand single-family homes, although way off their sales numbers from 2005, seem to be stabilizing.

The report is an analysis of local MLS data from 2005 through June 2009.

Some interesting pieces of the report's Haverhill housing data are as follows:

● In 2005 there were 11 single-family homes that sold for more than $600,000; however, no homes have sold for more than $525,000 in 2008 or in the first half of 2009.
● During the first half of 2005, 21 condominiums sold for more than $300,000, but during the first half of 2009 only one condo has sold for more than $300,000.
● The median price of a multi-family home declined by more than 50 percent during the first half of 2009 compared to the first half of 2005.
● The number of single-family homes for sale declined by 42.3 percent when comparing June 30, 2008 (267) to June 30, 2009 (154).

Home buyers are definitely in the driver's seat right now; however, with inventory down significantly since 2007, a slight increase in single-family home sales could change the balance of power or at least level the playing field between buyers and sellers in Haverhill.

North Andover, MA April Sales, Home Prices Increase

Sales of single-family homes are up 30 percent this April compared with last year in North Andover, Massachusetts. This increase is the first following a sharp decline between April 2007 and April 2008; when comparing these two periods, there were 47.4 percent fewer homes sold in North Andover, MA in April 2008 than in April 2007.

Median sales prices saw a steady decline in the month of April starting in 2006 and continuing until 2008. The total decline in price during this period is 5.9 percent. In April 2009, there was a 17.3 percent increase over the median sales price in April 2008. The median price in April 2009 is 10 percent higher than it was in April 2006.

Listing times for properties remained relatively constant during April of each year. In April 2009, homes were listed for a period 6.1 percent shorter than that of 2008. This April, compared with April 2006, saw a selling period 1.6 percent shorter.

Haverhill, MA Home Prices Decline Slightly In April

Between April 2006 and April 2009, the median price for a single-family home in Haverhill, Massachusetts has decreased by 16.83 percent. In 2006, the median price for a single-family home was $315,000. By April 2009, the median price had dropped to $262,000. April 2007 and 2008 also experienced incremental decreases in median price, as compared with the same month of the preceding years. The median price drop from April 2008 to April 2009 was just 3.14 percent. 

While April 2007 saw 37 single-family homes sold during the month in Haverhill, MA, each of the other three years experienced lower sales, including 23 for this past April.

During April 2009, the average number of days on the market for single-family homes in Haverhill was 142 days compared to 191 days in 2008. While this statistic is still an increase from 2006 and 2007, it represents a 25.65 percent decrease from 2008. This means that homes spent an average of 49 fewer days on the market this April than they did in April 2008.

Quincy, MA Multi-family Home Sales, Price Drop Q1

First quarter sales of multi-family properties in Quincy, Massachusetts declined to 13, a 40.9 percent drop compared to Q1 2008.  Over the past three years, first quarter sales numbers averaged 21 and had remained relatively stable.

Median price for Quincy, MA multi-family homes during the first quarter was above $420,000 from 2006 to 2008; however, last quarter’s median price stood at $352,000. The median price fell 16.29 percent compared to the first quarter of 2008.

During the first quarter of this year, the average number of days on the market for a Quincy multi-family property was 82.  Although last quarter’s average is 34.42 percent greater than in Q1 2008, it is very similar to the average number of days on the market during the first quarters of 2006 and 2007.

Andover, MA April Home Sales Increase, Prices Decline

Andover, Massachusetts single-family home sales were slightly up in April 2009 compared with April 2008, climbing 13.3 percent. The number of closed properties was only 15 percent lower than that of April 2006 or April 2007.  

Home prices have varied quite a bit over the last four years in Andover, with the median price falling 8.2 percent in April 2009 compared with April 2008. April 2007 saw a larger-than-average number of homes sold in the $500,000 to $599,999 and $600,000 to $699,000 ranges, pushing the median price above normal expectations. The April 2009 median price is actually 7.5 percent higher than that of April 2006, but was 24.8 percent less than the April 2007 median price of $638,750.

Property listing periods decreased drastically in April 2009 compared with homes averaging 33.2 percent fewer days on the market this April. The number of days on the market in 2009 was lower than any of the other years during the same period.
